A lead-safe inspection is a certified evaluation of a rental property to determine whether lead-based paint hazards are present. Lead-based paint was commonly used in homes built before 1978 and can become dangerous when paint chips, peels, or creates dust.
During a lead-safe inspection, painted surfaces such as walls, doors, windows, and trim are visually assessed fordeterioration. In some cases, dust wipe sampling may be performed to test for hazardous lead particles.

Certified visual inspection of painted surfaces including walls, windows, doors, and trim. If no lead-based paint hazards are observed, a Lead-Safe Certificate is issued.
Lead Dust Wipe Sampling
$299 – $399 per property
Required when additional testing is needed. Includes laboratory analysis of collected dust wipe samples to determine the presence of hazardous lead particles.
Municipal Requirements & Discounts
Some New Jersey municipalities require lead dust wipe sampling in addition to a visual inspection, depending on local enforcement and property conditions. Requirements can vary by town.
